55 WELLS STREET
Demolition of an existing 1960’s office building and construction of a modern 8-storey mixed-use building, primarily CAT A office with retail and restaurant (Ottolenghi) at ground. D1 use in the basement. Terraces were located on the 1st floor, 6th floor and on the roof level. We encountered complex planning issues, needing to meet the high standards of architectural design required by Westminster Council whilst also working within the constraints of the cost plan. The constrained central London site had an awkward site shape, making it difficult to maintain efficient layout. Additionally, the façade design became more complex during the design stages, leading to challenges in achieving the internal design.
